Vanguard Property Group is an investment management company focused on commercial real estate development, asset and property management of its portfolio properties. Our projects include single-tenant retail buildings, office buildings, and neighborhood shopping centers. Our success has been driven in part by a thoughtful approach to growth, and long-term partnerships with our retail partners, our lenders and advisors.

Company profile

Vanguard Property Group focuses primarily on the development and ownership of single-tenant properties, multi-tenant retail centers, and professional / medical office buildings. The majority of our activities involve repetitive assignments from national retail businesses. Vanguard Property Group was formed in February 2003. The company continues to enjoy responsible growth by seeking out and cultivating long-term relationships with its client tenants. The Company’s portfolio and projects range from multi-tenant shopping and office properties, to single-tenant retail buildings.

GEORGE T. BARNES, JR.

Co-Founder

George co-founded Vanguard Property Group in 2003, after forming and raising capital for a real estate venture capital fund. Prior to this, George was a Vice President with Raleigh-based investment banking firm, Trident Financial, where he focused primarily on capital raising activities and advisory services for community financial institutions. He completed a comprehensive bank management development program before joining Trident. George is a graduate of the University of North Carolina at Chapel Hill. He and his wife Anne have two children. Outside of work, George enjoys golf, boating, salt water fishing, all water activities, and snow skiing. George is a member of Holy Trinity Church.

GEORGE C. VENTERS, JR.

Co-Founder

George co-founded Vanguard Property Group in 2003. George began his real estate career in 1996 with a local land development company. In 1998 he co-founded Triton Real Estate, which specialized in residential and commercial development. George is a native of Raleigh and is a graduate of the University of North Carolina at Chapel Hill. He currently resides in Raleigh with his wife, son and daughter. His outside interests include hunting, fishing and traveling.

SHERRI HEPPS

Accounting / Property Management

Sherri joined Vanguard Property Group in December 2005. Sherri’s background includes a long tenure with Wendy’s International, both at the corporate and franchise level working in the administrative and management field. Sherri also worked with a local Public Insurance Adjustor’s firm, which assisted individual clients, as well as commercial clients with their claim process. In her role as Finance Manager Sherri is responsible for all Property Management and Accounting activities of the Company, as well as Company’s affiliated entities. Additionally, Sherri interacts with the Company’s tax advisors and manages all banking and insurance relationships. Sherri resides in Rolesville, North Carolina with her husband. Outside of work Sherri enjoys traveling, hiking and spending time with her two sons and grandchildren.

JAMES PEDEN III

Construction / Project Management

James Peden III joined Vanguard Property Group March 2012 as a Project Manager. James assists with coordinating and overseeing the firm’s construction activities. James has over 20 years of experience prior to joining the company successfully managing over 1.6 million square feet of commercial construction, from the permitting phase to certificate of occupancy. James served as President of the General Contractors Association of Raleigh in 2004. James resides in Raleigh, North Carolina with his wife and four children.
